DEL WEBB OAK CREEK COMMUNITY COMING TO FORT MYERS
Del Webb has announced the development of Del Webb Oak Creek in Fort Myers. A 55 and up location with resort-inspired living amenities, the 418-acre gated community will feature 821 single-family homes starting from the $200,000s, with water and preserve views. Available floor plans will range from 1,400 to more than 3,600 square feet with two and three-car garages, and homeowners will have the ability to personalize floor plan layouts and finishes. Smart home features are incorporated into every home. Del Webb Oak Creek is estimated to break ground on model homes in late 2021, with sales starting in mid-2022.
LSI COMPANIES INC. BROKERS 441-ACRE RESIDENTIAL LAND IN NORTH FORT MYERS
LSI Companies Inc. brokered an approximately 441-acre vacant residential property known as Oak Creek and Chapel Creek, located at 7701 Bayshore Road, North Fort Myers, for $24.693 million. Pulte Home Company LLC acquired the property from Oak Creek Bayshore Florida LLC, Chapel Light LLC and Light Real Estate LLC. The transaction was brokered by Randy Thibaut, ALC, Justin Thibaut, CCIM, and William Rollins, CCIM, ALC of LSI Companies Inc. Pulte will be developing Del Webb Oak Creek, consisting of 821 homes starting at the mid $200,000s. Simultaneously, Pulte Home Company LLC sold approximately 28 acres of the property to Sage Communities 1 LLC for $2.286 million. Randy and Justin Thibaut brokered the transaction. Sage Communities is owned by Randy, who will be developing an active adult rental community with 184 residences.
WATERSIDE BUILDERS REVEALS NEW CUSTOM HOME IN AQUALANE SHORES
Waterside Builders Inc. has revealed plans for a new estate home to be built in Aqualane Shores at 2131 Marina Drive, Naples. The two-story, all concrete block, six-bedroom, six full and two half-bath, classic Caribbean-inspired home design includes two separate swimming pools, interior second-floor sleeping porch, oversized outdoor front and rear balconies and decks, and private cabana guest suite. It is 6,349 square feet under air and 8,846 total square feet and features architectural design by MHK Architecture & Planning. Christian Andrea, ASLA, PLA, of Architectural Land Design, will provide landscape design. Construction of the luxury estate is underway and anticipated to be complete by early 2022. The property will be offered at $12.9 million.
MK ARCHITECTURE SELECTED FOR NORTH FORT MYERS WORKFORCE HOUSING APARTMENT PROJECT
MK Architecture has been awarded the architectural design services for the Lakeview Apartments by Youdali Investments of Orlando, to be located in North Fort Myers. The project consists of 24 two- and three-bedroom units in two buildings. The apartments range from 1,160-1,200 square feet and are intended to meet the needs of the local workforce. The project is expected to be completed in 2022. MK Architecture specializes in multi-family, hospitality, and commercial architecture with offices in Fort Myers, Naples, and Lexington, Kentucky.

DEMOLITION PROCESS BEGINS FOR MARGARITAVILLE RESORT IN FORT MYERS BEACH
Preliminary demolition work started Monday on Margaritaville Beach Resort in Fort Myers Beach, said Joel Finley, vice president of capital projects for TPI Hospitality, the developer of the 254-room resort. While heavy demolition of 12 buildings on 7 acres along Estero Boulevard and Crescent Street will begin later this month, Finley said the abatement period is underway to safely remove hazardous materials such as asbestos and lead from the old structures. Demolition is expected to take two months by Honc Destruction, which began its work beachside with the former Pierview Hotel & Suites and surrounding buildings. DeAngelis Diamond will build the new four-story beach resort, which will include two beachside restaurants, a 22,000-square-foot terrace restaurant, beach club and coffee shop. The project is scheduled to be completed in summer 2023.
COLD STONE CREAMERY REPLACING DAIRY QUEEN IN GOLDEN GATE
Cold Stone Creamery is replacing the longtime Dairy Queen Grill & Chill that closed this spring in Golden Gate. Expect the new ice cream shop to open by the end of the year in a 2,000-square-foot endcap with a drive-thru at 4895 Golden Gate Parkway. The DQ franchisee chose not to renew its expiring lease in April. The Cold Stone Creamery ice cream parlor chain, headquartered in Scottsdale, Arizona, features “Signature Creations” made with ice cream handcrafted fresh daily in the store. Its menu includes frozen yogurt, sorbet, shakes and smoothies, as well as ice cream cakes, cupcakes and pies. The chain has two other locations in Collier County – off Naples Boulevard in North Naples and in The Esplanade on Marco Island – as well as five locations in Lee County.
SEAGATE HOSTS GROUNDBREAKING OF WHITE CAP CONSTRUCTION SUPPLY
Seagate Development Group hosted clients, partners and Lee County Economic Development on Aug. 6 during the ceremonial groundbreaking of the 10-acre 45,000-square-foot White Cap Construction Supply at 16542 Oriole Road in Fort Myers. Crews are currently erecting an 18,000-square-foot steel structure for the national building materials supplier’s steel fabrication building. It will include an overhead crane and steel-bending machines. The shell of the building is projected to be complete by the end of the month. In September, the Seagate team will begin vertical construction on the 32,990-square-foot warehouse and an open-area conference room, a break room, a showroom and other office spaces. Site utility work is also underway through October. PDS Architecture is the architect on White Cap, while Quattrone & Associates is the civil engineer.
