Real estate transactions: Engineering firm relocates to Greenway Plaza – Houston Chronicle

RS&H, an employee-owned and architecture, engineering and consulting services firm, will relocate its Houston office to Greenway Plaza from west Houston later this year. The company signed a long-term lease for 9,850 square feet in Phoenix Tower at 3200 Southwest Freeway. Sara Fredericks and Kristian Nielsen of Newmark represented the tenant. Amanda Nebel, director of leasing for Parkway Property Investments, represented Parkway. Leasing momentum has picked up at Phoenix Tower since the completion of a garage expansion and connector to the HUB, Greenway Plaza’s dining and retail complex, according to Parkway. In an announcement Houston Office Leader and RS&H Vice President Don Glenn said the Greenway Plaza building provided “the best commuting experience for our employees, as well as the most conveniences with its many restaurants, multiple fitness centers and meeting spaces, and even on-site childcare.”

Strike Construction, an engineering and construction firm, signed a 43,230-square-foot office lease at Wildwood Corporate Centre I, at 460 Wildwood Forest Drive in Spring. Jon Silberman and Pierce Beyer of NAI Partners represented the tenant. Steve Rocher and Jason Presley of CBRE represented the landlord.

Atlanta-based Preferred Apartment Communities reached an agreement deal to be acquired by New York-based Blackstone Real Estate Income Trust in a $5.8 billion transaction. The purchase includes 44 multifamily communities, 54 grocery-anchored retail assets and two office properties. The Houston assets consist of 240-unit Avenues at Cypress, 280-unit Avenues at Northpointe in Tomball; 383,346-square-foot Champions Village Shopping Center; 103,397-square-foot Kingwood Glen shopping center in Houston. The deal is expected to close in the second quarter.

Global Estimating Services leased 5,200 square feet at 25000 Pitkin Road in Spring. Ryan Hartsell of Oxford CRES represented the landlord. Cotton Munson of Davis Commercial represented the tenant.

Bodka Creek Capital a Houston-based private equity firm founded by Allyson Pritchett, acquired Valencia Grove Apartments, a 460-unit complex at 11810 Algonquin Drive in southeast Houston. Investment partners include RTC Global Investments, Value Investment Partners, Trinity Investors, Impex Capital Group and Melifera Partners. Planned renovations include the addition of a playground and walking trail, updating the pool area, enhancing the property building systems and renovating unit interiors.

Houston-based Signorelli Co. announced plans to develop Bluestem, a 365-acre community designed for 1,300 single-family homes in Waller County. The company expects to break ground in the second quarter. Students will attend Royal Independent School District schools.

Scarlet, a Houston real estate development firm founded by Daniel Ron and Alexander Ron, broke ground on Frame Almeda Genoa, a 216-unit multifamily complex at 2620 Almeda Genoa Road, near Texas 288, in the City Park area. The $32 million project is being developed in collaboration with Houston real estate investor Avishai Ron’s Urban Meridian Group. E Studio Group is the architect.

League City Pain and Wellness signed a 5,582-square-foot medical office lease at Two Harbour Square, at 3033 Marina Bay Drive in League City. Jason Gaines and Andrew Leibman of NAI Partners represented the landlord, LH Harbour Square. Elena Bakina of Colliers International represented the tenant.

Amazing Spaces Storage Centers broke ground on a self-storage facility at 3120 Southwest Freeway near Buffalo Speedway for its sixth area location.

Herin Family Investments, through its Three Diamond Capital Holdings Fund I, completed five acquisitions in the fourth quarter. Finial Group assisted with the transaction. The deals included Vantage Parkway Business Park, a 190,214-square-foot property at 15331-15342 Vantage Parkway purchased from Soundstar Properties; and Horsepen Creek Business Park, a 46,800-square-foot property at 14323-14423 FM 529 purchased from H&B Development & Construction.

Castlerock Communities, a homebuilder operating in the Houston, San Antonio, Austin, and Dallas markets, expanded its lease at 2401 Fountain View. Chase Tucker and John Buckley of Finial Group represented the landlord.
