Patrinely Group, the managing member of the joint venture with USAA Real Estate and CDC Houston which is developing CityPlace in Spring, announced new office leases at its City Place 1 building at 1700 City Plaza Drive in Spring. Orion Engineered Carbons, a manufacturer of specialty carbon material, will occupy 10,589 square feet on the third floor by late summer. Brett Blanchard of CBRE represented the tenant. Evonik Industries, a global specialty chemicals company represented in the lease by William Padon of CBRE, will occupy 9,617 square feet on the fifth floor beginning this fall. Huckabee & Associates, a designer of facilities for kindergarten through 12 and higher education clients, will occupy 6,503 square feet on the first floor in late summer. Anya Marmuscak of JLL represented the tenant. In all the leases, Chrissy Wilson and Matt Pruitt of JLL, and Phillip Moore of Patrinely Group, under the direction of Patrinely’s Dennis Tarro, represented the landlord. The 149,000-square-foot City Place 1 has 45,000 square feet of office space and 12,000 square feet of retail space available to lease.
Houston-based Interra Capital Group purchased One Park 10 Plaza, an eight-story, 162,919-square-foot office building at 16225 Park Ten Place in the Energy Corridor. Marty Hogan and Kevin McConn of JLL Capital Markets represented the seller, Accesso Partners. JLL also procured the buyer. The building is 76 percent leased.
Cohen Asset Management, a Los Angeles-based private real estate investment firm focused on owning and operating industrial and logistics properties in select markets, announced the acquisition of the 534,134 square-foot logistics facility at 505 Aldine Bender Road near the Hardy Toll Road in north Houston. The newly constructed property was developed by Investment & Development Ventures and is fully leased by FedEx Ground. Cohen Asset Management has more than 7 million square feet of property under management in Texas.

Wilson Matthew Nechikat Insurance Agency, doing business as Way.com Insurance, renewed and expanded into 8,225 square feet at 15355 W. Vantage Parkway. Thomas Emde represented the landlord, Hartman Income REIT.
Fluent Solar leased 1,861 square feet at 9432 Katy Freeway. Dani Allison of Resolut RE represented the landlord.
U.S. Renal Care opened a location in Sharpstown at 6888 Southwest Freeway, Suite 100. Led by Dr. Jingyin Yan and Dr. Jose Perez, the new clinic has 12 chairs with dialysis machines. Amenities include heated massage chairs for all treatment stations, home training nurses, flexible hours, WiFi and personal flat screen TVs. U.S. Renal Care has 385 dialysis facilities across 32 states.
Brown & Musselwhite, a personal injury law firm, leased 5,509 square feet of office space at 1177 W. Loop South. Charlie Neuhaus of NAI Partners represented the tenant. Kelli Gault of Transwestern represented the landlord.
Leeward Asset Management leased 5,052 square feet of office space at 811 Louisiana in downtown Houston. Dan Boyles and Kent Smith of NAI Partners and Justin Utay of NAI Robert Lynn represented the tenant. Win Haggard of Cushman & Wakefield represented the landlord, Busycon Properties.
EastexHumble Property purchased a 9,541-square-foot retail building located at 14707 Eastex Freeway in Humble. Kimberly DeVos of Cypressbrook Co. represented the seller, New Beginnings Investments. John Varghese of Prompt Realty & Mortgage represented the buyer.
