Real estate listings in Clark County increase by nearly 7 percent in June – clarkcountytoday.com

Those shopping for a new home in Clark County got some good news this week with the release of the latest residential real estate market stats from the RMLS for June 2021, shared with Clark County Today by the staff at Cano Real Estate (CanoRealEstate.com).

In June 2021, there were 1,126 new listings, which is a 15 percent increase from the 979 listed in June 2020, and an increase of 6.7 percent from the 1,055 listed in May 2021. So, buyers are finding more available homes on the market.

The 1,002 pending sales last month show a 3.3 percent decrease from the 1,036 offers accepted in June 2020, and a decrease of 3.6 percent from the 1,039 offers accepted the previous month in May 2021.

The closed sale count of 966 this June was an increase of 33.4 percent from the 724 closings last year in June 2020, and an increase of 16.1 percent from the 832 closings last month in May 2021.

Inventory remained steady at 0.6 months in June 2021. Total market time decreased to 16 days, with the average home sale price of $530,000, and a median home sale price of $476,800.

The year-to-date summary comparing the first six months of 2021 to the same period in 2020, new listings (5,904) increased 13.1 percent, pending sales (5,285) increased 18.8 percent, and closed sales (4,702) increased 29.7 percent. 

Average and median sale prices comparing 2021 to 2020 through June, the average sale price has increased 18.9 percent from $422,900 to $502,800. In the same comparison, the median sale price has increased 15.2 percent from $389,900.
