The Power is Now

Real Estate Confidential: Get them while they last – Martha’s Vineyard Times

Real Estate Confidential is a bi-weekly chit-chat about new listings, sales, or other insider info on the Martha’s Vineyard Real Estate market, presented by Fred Roven, owner/broker of Martha’s Vineyard Buyer Agents. It appears every other Friday in The Minute.

The anxiety among buyers, sellers and real estate brokers alike a year ago obviously never led to a drop in real estate sales or values and instead, just the opposite has happened. We have discussed the reasons endlessly with everyone wondering and worrying about what comes next yet we see no letup in market demand. Of the homes that had closings last week, the average days on market was 18 and for new sales contracts a previously unheard-of number: seven.

Economists and market researchers are seeing options for buyers improving as the size of the inventory increases. Buyers hoping for more homes to choose from may be in luck as housing inventory begins to rise. The experts agree — new sellers listing their homes is great news for buyers and the overall market. Although the supply increases are modest, more homes means more options for buyers. A rise in inventory may also help slow the price gains we’ve seen recently and could be a sign of good things to come.

Many buyers seem unaware of the need for quick action to get the home of their dreams. Do not rush into one of the most important decisions in your life without careful planning and consideration and once you find that “right house” do not hesitate for even a moment. The 16 new listings this week include two commercial opportunities — Linda Jeans, and an office condo in Vineyard Haven. Also a few new building lots starting at $529,000 in Vineyard Haven, a charming waterview Campground cottage and a most impressive family compound on 15 acres.

The spacious West Chop house with waterviews at 137 Massasoit Avenue could be the summer home of your dreams for generations to come. After relaxing on your huge porch, you enter the home into the great room — with its vaulted ceiling, exposed beams, hardwood floors, expansive windows, and views out to Nantucket Sound. The home provides several opportunities for the work-at-home family, including a bright and airy master suite with magnificent northeast views over the water, and a nearby study and den/bedroom, another full bath, and a light-filled bedroom. It’s a rare offering in this location, right across the street from the West Chop Club’s middle pier and swimming beach, plus easy access to the 83-acre West Chop Woods nature preserve for you and your dogs.

For those looking for an entry-level home, 160 Bernard Circle is a charming, four-bedroom home with an impressive rental history, being offered turn-key, fully furnished with coastal décor, ready to move in and enjoy. The first floor is thoughtfully designed with a tile mudroom, a laundry alcove, and there is a loft-style lounge or home office on the third floor ready for extra guests. Separate entrances and a flexible floorplan easily accommodate two families or extended families. The home is in an ideal location with easy access to the ferry and vibrant village center, the Mink Meadows golf course, the yacht club and the trails, paths and neighborhood beaches of West Chop.

The Kenney compound at 52 Middle Road consists of the authentic updated 1719 Tilton House, a wonderful estate cottage and stunning pool area. The home was lovingly restored and renovated in 2000 to its original splendor and in 2006, a large cottage and exquisite pool with incomparable Lew French sculptures were added. This estate on 15 private pastoral acres nestled in the Tiasquam Valley is in a convenient location within easy walking distance to the Ag Hall, Alley’s General Store, the town center and library and over a private bridge to miles of trails through endless conservation lands.

The Harthaven property at 46 Farm Pond Road presents a surprising opportunity for the summer of 2021; become a member of the desirable Harthaven Community with two association beaches, a small, private boat harbor, and tennis. You will have easy access to the bike path, Farm Neck Golf Course, and walking trails at dog-friendly Tradewinds Airfield. This 3-bedroom, 2 1/2 bath home with 2 of those bedrooms on the first floor is waiting for you to make it your own.
