NAHB Unveils The New American Home 2023

The National Association of Home Builders Leading Suppliers Council, in collaboration with Professional Builder magazine, today unveiled the official show home of the International Builders’ Show (IBS): The New American Home® 2023. IBS attendees and media members can tour the home Jan. 31-Feb. 2.

Located in the luxury home community of Ascaya in Henderson, Nev., the 2023 exhibit home is the 40th edition of The New American Home showcase. Built and designed by Luxus Design Build/Studio g Architecture, the home delivers yet another example of how the program continues to be on the cutting-edge of innovation and energy efficiency.

“This home showcases a wide variety of some of the most advanced products and innovative design concepts, but in a very understated, clean, refined manner,” said Michael Gardner, principal at Luxus Design Build. “It’s a great balance of form, function, usability and design. Our team did a spectacular job of pulling it all together into a beautiful, high-performance, award-winning home, and I’m very excited for everyone to come and experience it for themselves.”

With 7,575 total square feet of living space, the two-story property includes four bedrooms, seven bathrooms, a two-car garage, flex/exercise space, a home office, rooftop deck and myriad indoor-outdoor living features. Among many other highlights, a 44-foot-wide opening across the back of the home features and an innovative, floor-to-ceiling, sliding-glass-door system designed to maximize the home’s expansive views of the surrounding Las Vegas valley.

Beyond its contemporary design elements and open floorplan, the home boasts superior levels of energy efficiency. The home is rated at an impressive -15 on the Home Energy Rating Score (HERS) Index, meaning it is even more energy efficient than a net-zero home. Achieving such a high-performance rating was made possible by incorporating numerous green building products such as spray-foam insulation, state-of-the-art solar panels, automated LED lighting and a full array of energy-efficient appliances.

The home is expected to earn National Green Building Standard (NGBS) “Emerald” status—the highest efficiency rating of NGBS—and will receive certifications from multiple Department of Energy programs, including: Energy Star, Zero Energy Ready Home, Builders Challenge and Building America.

“I’m extremely proud of this home for so many reasons—not only because of its beauty and energy efficiency, but also because of how much hard work it took to get it across the finish line,” Gardner said. “The final product really came together into a truly remarkable home with an impressive scale of design and performance.”

Registered attendees of IBS 2023 may tour the home during show hours Jan. 31-Feb. 2. Complimentary shuttle buses will depart every half hour from the Las Vegas Convention Center (LVCC).
