Sellers, It’s Time to Pay It Forward

Did you use a VA, USDA, or FHA loan, or perhaps you received a grant from the city or a gift from Mom and Dad? Was there a housing shortage like we’re facing today? What was your interest rate, 7% or lower? If any of these circumstances sound familiar, it’s time to consider paying it forward.
But, hold on! If you haven’t thought about selling your home in this context, it could be because you’ve been working with a listing agent who’s all about making a quick buck. They want to sell your property as fast as possible, and they won’t entertain offers from various groups. But here’s the kicker, folks – we believe in doing things differently.
We’re talking about opening your heart to all types of buyers, including those who may not have 20% to put down or those relying on VA or FHA loans. Let’s throw away the notion that a perfect buyer is just a white, heterosexual, high-earning individual. Let’s celebrate diversity and inclusion.
So, who’s this seller we’re talking about? It could be someone who came from a family that never owned a home or a single parent who worked tirelessly just to make ends meet. Or it could be someone who grew up in a rough neighborhood, attended struggling schools, and still managed to succeed. These are the sellers we’re addressing today, those who’ve faced hardship and received a helping hand along the way.
We want to share some inspiring stories of people who’ve gone from tough times to great success all because they received help. Imagine someone who grew up in poverty, earned a scholarship, went to college, and bought their first home with the help of education, grants, and scholarships. These stories show us the power of a little support.

But wait, there’s more. We need to address a few things. Some agents discourage buyers from writing motivation letters or love letters to sellers, fearing they might violate fair housing laws. And sending photos or videos? That’s a big no-no. But, in reality, buyers’ agents need this information to ensure no discrimination is taking place. It’s time to open up about the client’s circumstances and their stories. Let’s document all offers received and have objective reasons for accepting an offer, beyond just the highest price.
So, here’s our call to action for sellers:
- Keep it real. Recognize the value in your home and understand that you can help first-time homebuyers with a seller credit, typically around 3% to cover their closing costs.
- Accept the highest offer but don’t let the type of financing the buyer uses be a consideration.
- Don’t judge buyers for using 100% financing or down payment assistance. Let’s not discriminate against the working class.
- Don’t discriminate based on race, color, place of origin, or sexual orientation. You may not be aware of the buyer’s characteristics, but your agent might be.
- Ask for motivation letters. Know your buyer’s story. Your home may mean more to them than you realize.
In the end, sellers have the power to make a difference. If your home has been on the market for more than 60 days, consider offering seller credit to cover closing costs. Talk to your agent, share your story, and express your desire to help somebody.
