City may sell prime real estate morsel – Times Record News

Want to buy a little piece of land?

The City of Wichita Falls may soon dangle a small jewel before potential buyers. City Councilors will consider selling less than an acre of city-owned property when they meet Tuesday. The plot may be tiny, but – as real estate agents like to say – it’s all about location, location, location.

The location of this tiny tract happens to be at the intersection of Call Field Road and Lawrence Road, one of the busiest commercial corridors in the city. The city acquired the land when it realigned the intersection a few years ago. It has sat vacant in front of McAlister’s Deli as businesses sprouted up around it.

Although developers have been eager to buy it, the city council has been squeamish about selling it, concerned about kind of businesses that might pop up on one of the last remaining prime parcels in the area.

Now city staff has come up with a list of things the .71-acre cannot be used for. You won’t see any:

  • Gas stations
  • Pawn shops
  • Payday loan joints
  • Secondhand shops
  • Check-cashing outlets
  • Title loan businesses
  • Billboard
  • Political signs
  • Roof signs
  • Inflatable signs

The Wichita Appraisal District lists the value of the property at $444,493, but the city has not posted an asking price. Expect it to go for well above $444,493.
